Understand what is included.
Qualifying rate: the greater of your entered rate plus 2 percentage points or 5.25%. The mortgage allowance uses the lower of 39% of gross monthly income or 44% less monthly debts, then subtracts property tax, heating and 50% of condo fees. Your monthly cost and optional comfort budget use full condo fees.
Minimum down payment is 5% on the first $500,000 plus 10% of the balance below $1.5 million; from $1.5 million it is 20%. For supported traditional down payments, modeled premiums are 2.8%, 3.1% or 4% of the base loan above 80% loan-to-value. At 80% or less this illustration assumes no borrower-paid premium; individual products may differ.
Keep closing cash separate. Closing costs and Ontario sales tax on a mortgage insurance premium are excluded from the down payment and financed loan. They require separate cash. The homebuying costs planner also currently excludes that premium tax, so its total is not an all-in cash budget.
No live rates, credit assessment, self-employed underwriting, longer amortization or new-construction rebates. Home insurance, maintenance, utilities other than heating and other living costs are not automatically estimated. Consider them when deciding what you can comfortably spend.
